The average adds up every sale and divides by the count, so a few very expensive homes can pull it up. The median is the middle sale — half sold for more, half for less — which usually gives a better feel for a typical home.
PDOM counts the total days a property was on the market, including time before a delisting or re-listing. It does not reset when a home is taken off the market and listed again, so it is often higher and more accurate than standard days on market.
